POSITION NAME: Maintenance Worker DEPARTMENT/GRADE LEVEL: Facilities

REPORTS TO: Director of Physical Plant; Lead

Maintenance Worker EFFECTIVE DATE: 04-01-24

CLASSIFICATION: Non-Exempt

GENERAL STATEMENT OF DUTIES: The Maintenance Worker reports under the general supervision of the Director of Physical Plant and the direct supervision of the Lead Maintenance Worker. Performs skilled work in the repair, replacement, refinishing, and maintenance of equipment, systems, and buildings.

A Maintenance Worker is expected to have competencies in the following major areas:

III. PROFESSIONAL RESPONSIBILITIES

A. Maintains work environment that provides maximum safety and health. Reports unsafe conditions and injuries/illnesses and incidents in a timely manner and performs duties using safe work techniques in accordance with OSHA safety and health standards.

B. Performs all assigned tasks in a professional manner to reflect the highest integrity of the Facilities Department. Follows schedule as assigned by the Lead Maintenance Worker and/or Facilities Manager. Reports the status of job assignments daily to the Lead Maintenance Worker.

C. Assists in maintaining an adequate inventory of stock items such as plumbing supplies, wood, electrical and equipment parts

D. Performs requisitioned, corrective, emergency and preventative maintenance tasks of electrical distribution, mechanical, HVAC, plumbing and building structures as required. Maintains records of maintenance repairs. Maintenance Workers will respond to emergency repair calls.

E. Assists in replacing, installing, repairing and testing electrical circuits, equipment,

appliances and lighting systems as required.

F. Diagnoses system malfunctions on mechanical and electrical equipment. Repairs or replaces defective parts as necessary.

G. Performs manual duties as requested (i.e., moving supplies or furniture, replacing light bulbs, painting, carpentry, parking & traffic control, removing trash or scrap material).

H. Reads and interprets blueprints, schematics, and specifications.

I. Maintains all tools and equipment and keeps the maintenance shop in a clean and orderly condition.

J. Ability to do work on his/her own with only minimal supervision.

K. Works day, evening, night, or weekend shifts as assigned.

L. Shall perform Groundkeeper duties as occasionally assigned.

M. Responds to emergency situations (i.e., fire alarms, loss of utilities, disturbances, etc.).

N. Performs other related duties as shall be assigned on occasion.

V. MINIMUM QUALIFICATIONS

A. High school diploma or general equivalency diploma (GED).

B. One year experience in the maintenance field preferred.

C. Valid Hawaii driver’s license.

D. Hands-on technical experience in one or more functional areas (electrical, mechanical, woodwork, etc.)

E. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence.

F. Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percent and to draw and interpret simple graphs.

G. Ability to maintain highly sensitive, confidential information.

H. Ability to read and interpret blueprints, schematics, and drawings.

I. Ability to repair mechanical/electrical equipment and plumbing.

J. Ability to understand and follow complex instructions.

K. Skill in the use of basic hand tools and testing equipment.

L. Provides hospitable service to students, faculty, visitors, and staff.

VI. PHYSICAL REQUIREMENTS

Heavy physical effort is required. While performing the duties of this job, the employee is required to stand, walk, talk, reach, sit, hear, handle, and perform repetitive motions of the hands/wrists. May need to climb stairs and ladders; lift, carry, push and/or pull items up to 50 pounds. Must be able to respond effectively to emergency situations. Frequent prolonged standing/walking, push/pull or move/lift heavy equipment and supplies; manual dexterity and mobility with occasional reaching, stooping, bending, kneeling, and crouching; specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

VII. WORKING ENVIRONMENT

Exposed to hazards from electrical/mechanical/power equipment; may be exposed to odorous and/or toxic chemicals; subject to burns and cuts; subject to injury from moving parts of

equipment; subject to allergic reactions from plants and/or chemicals; works in precarious or high locations (ladders, scaffolding, etc.); occasionally subjected to irregular hours; occasional pressure due to multiple calls and inquiries; work may be performed in cramped or awkward positions; occasionally works in outside weather conditions; exposed to moderate noise levels in the work environment.

VIII. SUPERVISION

Exercises working supervision over the Maintenance Workers and volunteers, as necessary.
